Sand Point Way Residence

2027 s.f. New Residence
Windermere, Seattle, WA
Ray C. Freeman III, Architect

800 square feet of new space was added to an existing 1200 square foot residence, 800 square feet of which was demolished and re-built as part of the project, making this essentially new construction. Although 400 square feet had been previously added in the back (remodeled in this project but not demolished), the house had not changed much since 1944.

The architect and the contractor studied several different construction technologies before proceeding, and came to the conclusion that a Structural Insulated Panel System best served the needs of the project, and the project was designed with SIPS in mind.

The SIPS approach allowed the architect a certain level of playfulness with the design, as he was not constrained by the limitation of stud construction.

Typical of WORKSHOP 3D architect Ray C. Freeman III, there were some unusual construction details to contend with:

The key to the interior design was monumental stair that connected the existing house to the new master bedroom suite above.

The interior design also reflect the playfulness of the exterior facade, bringing the rhythmic window patterns into the bedroom and bathroom on the second floor.

While the use of color was playful throughout the house, the kitchen, dining, and living rooms incorporated the client's favorite color, green.
